The Lincolnwood Village Board at its April 21 meeting approved a pre-development agreement for the Lincolnwood Town Center.

According to a news release, the pre-development agreement is a statement of cooperation with the property owner and a roadmap for the further preparation of plans and governmental approvals for the future development project.

The pre-development agreement includes a conceptual master plan for the redevelopment of the Lincolnwood Town Center, consisting of a large retail store with a footprint of about 150,000 – 175,000 square feet, an automobile dealership, and additional commercial and retail uses, the release said. The agreement does not require the Village to approve the development or any of the zoning or economic relief requested.

Village officials anticipate that the development, if designed, planned, and constructed appropriately, has the potential to generate a net fiscal and economic benefit to both the community and region, the release said.

The phased demolition of the Lincolnwood Town Center is expected to begin in May, with demolition of the building most recently known as Harlem Furniture, located on the southeast side closest to McCormick Boulevard. The installation of perimeter fencing will mark the first portion of the demolition process, the release said.

Following the Harlem Furniture building, the middle portion of the mall building will be demolished. Phase three of demolition includes the Kohl’s parcel. As required by the village code, adjoining property owners will receive mailed notices from the demolition team before the start of demolition.

According to the release, village staff is coordinating with the development team and public transit agencies to ensure continuity of service. The developer, village, and CTA are exploring options for temporarily relocating the CTA’s operations within the mall area, while Pace service will be rerouted as needed.

The Lincolnwood Town Center property was purchased by an affiliate of a local development group, Prairie Ridge Development, in December 2025 and is being managed by XR Advisors, the release said. For over 35 years, the Lincolnwood Town Center has been a central indoor shopping and dining destination for the region. Its planned redevelopment marks a major turning point, beginning a broader effort to reimagine the site’s future role in the community, village officials said.
