Demolition of the former auto dealerships on Dundee Road in Buffalo Grove will soon begin, now that the Village Board has approved new agreements with the site’s developers.

An agreement between the village and SDG Dundee Development LLC, the developer of Bison Crossing, at 915-945 Dundee Road, allows the developer to begin razing and removing the existing buildings, pavement and infrastructure on the site. Developers will then move forward with improving the property with earthwork, grading, roads, sidewalks, stormwater detention facilities, parking lots, new water mains and sanitary sewers, according to plans approved by board at its Jan. 15 meeting.

In a memo to the village, developers estimate the improvement of 50,000-square-feet of the site will cost in excess of $3.6 million. The improvements must be completed within 36 months, according to the agreement village trustees approved at the meeting.

“We’re excited about the redevelopment of this property which has been a vacant site for 14 years,” =Chris Stilling, deputy village manager, told Pioneer Press in a phone interview after the meeting. “It’s been a high priority for our village board to get a redevelopment here and we achieved our goal by establishing the tax increment financing district here in 2023.”

Last month, the Village Board approved the zoning for redevelopment of the site, making way for a Tesla electric vehicle sales, service and delivery dealership, and a 224-unit, four-story luxury apartment building. The redevelopment is also expected to include two commercial spaces for the 16 acres at 915-945 Dundee Road, according to the project plans.

The longtime vacant site used to have three vehicle dealerships owned by Bob Rohrman. It has since been considered an eyesore by village leaders and many residents.

The board also approved an agreement related to the project that includes issuance of TIF revenue notes

Stilling explained this is the village’s financial assistance to the project. Although the village does not give any funding initially, the agreement outlines the parameters of what the village will provide if the project is built out as planned.

“We’ve agreed to give developers up to $11 million in eligible TIF expenses,” Stilling said.
