Orland Park’s plan commission endorsed a proposal Tuesday to construct a building with a commercial business and restaurant on the northeast corner of Harlem Avenue and 159th Street.

Orland Park Management Analyst Ed Lelo said the Oak Brook-based firm developing the nearly one-acre site, proposes constructing the 6,800-square-foot single-story facility “as close to the street as possible,” with parking to the rear and sides.

The new dark-brown brick building would replace the 28-year-old structure that previously housed a car rental operation. That business has relocated to an 11-acre development on 159th Street, approximately three blocks west of Harlem Avenue.

Net3 LLC’s development plan, first publicly presented at the plan commission meeting, includes adding sidewalks on the property’s south and east sides that would connect to existing public sidewalks on 159th Street and Harlem Avenue. In addition, a rain garden/bioswale is being installed on the property’s south side to meet village water-detention requirements.

The plan commission endorsement basically accepts Net3 LLC’s plan — refined after consulting with Lelo, but also calls for more windows and architectural enhancements on the new building. The village board will have to approve the project.

In December, the village board voted to support a Cook County tax abatement for the development, which is predicted to create 25 construction jobs.
