A tool distributor considering a New Lenox location will have to look elsewhere for a big enough piece of land for his building, the Zoning Board of Appeals said.
Board members said state regulations prevent them from allowing Berland’s House of Tools to reduce the village’s required 50-foot setback to construct a 22,600-square-foot showroom and warehouse on two lots at 1912 Garnet Ct. in the Ferro Industrial Park.
The company needs a lot of space to store tools for its customers, 85 percent of whom are contractors and tradespeople, said Al Berggren, of Research Realty Corp., which is helping the company find a location.
The land in question is “a very long, narrow piece of property” with frontage on Gougar Road, Garnet Court and Interstate Highway 80, he said.
But village planner Robin Spall said the request does not meet the state requirements, which allow variances only under certain circumstances.
