Tinley Park Village Board members gave tentative approval Tuesday night to variances that will enable a recently annexed subdivision to meet zoning requirements.

The variances bring homes in Tinley Gardens into compliance with the zoning classification for that area. The subdivision is on about 25 acres between 92nd and 94th avenues south of 183rd Street.

Zoning requirements dictate that two-story houses be at least 2,500 square feet, and ranch-style homes be at least 2,300 square feet. The variations require new homes to be a minimum of 2,000 square feet. Some homes that are as small as 1,100 square feet will be grandfathered in.

Vacant parcels in the 85-lot subdivision will conform to regulations.

Tinley Gardens was annexed earlier this month, much to the delight of homeowners there. The annexation will be paid for in part with $400,000 in community-development block-grant funds from Will County and $200,000 in state grants.

Homeowners will pay their $4,100 annexation costs through a 10-year annual special assessment.
