
The New Lenox Village Board is considering bringing a new neighborhood to the village along Silver Cross Boulevard south of Silver Cross Hospital and north of Interstate 80.
Village officials on Monday received their first look at a proposed development agreement for Redwood New Lenox Silver Cross Boulevard, which would include 180 housing units in 42 buildings.
As part of the development agreement, the village would grant the rezoning of the property and a special use of a preliminary planned unit development plat. They have been working to relocate Silver Cross Boulevard further west.
Robin Ellis, assistant village administrator and community development director, said the proposed development would include 35 three-bedroom units, 16 one-bedroom units and a leasing station.
All housing units would be equipped with a two-car garage and a driveway, and an estimated 50 visitor parking spots would be scattered around the development. A walking trail would also be placed along the southern portion of the property, according to Ellis.

There would also be mixed use blocks that would accommodate ground floor businesses with housing units above, as well as assisted care facilities. Residential blocks would allow for senior housing communities and multifamily and assisted care facilities, according to the land use plan.
Phase 1 of public improvements for Redwood New Lenox Silver Cross Boulevard would take place between April 2027 and November 2027, and the first 27 buildings and off-site regional lift station would be completed by December 2029, according to the proposed phasing plan and construction schedule. Public improvements during phase 2 would take place between April 2030 and October 2030 with the remaining 15 buildings to be completed by March 2031.
Some discussion revolved around the proposed development’s effect on area stormwater management.
Developers are working with Silver Cross Hospital to locate certain infrastructure, such as a regional lift station to help with on property the hospital recently purchased, Ellis said.
“The development agreement contemplates a recapture agreement for that improvement, and while staff is not opposed to doing recaptures,” Ellis said. “We would prefer not to stipulate all of the requirements for that at this time because there’s still a lot of details that are not known.”
The proposed location of the off-site lift station is at the southern portion of the property, according to the proposed development plan.
Landscape wise, Ellis said the development plan sets aside about 43.8% of the property for open space, which includes a number of stormwater detention facilities throughout the project and limited areas along the east property line and Silver Cross Boulevard.
Ellis said village officials and developers have to discuss water improvements and compare them to what’s in place at other developments. She said they will consider how any new improvements will benefit both the development and the area.
Ellis said a project cost for the new development has yet to be determined.
Village officials plan to bring the project up for a vote at the next Village Board meeting at 7 p.m. Oct. 12 at New Lenox Village Hall, 1 Veterans Parkway.
