The Oswego Village Board Tuesday evening will review a concept plan for a proposed 187-unit residential development on Route 34.

PMC Investments is proposing to build eight multi-family buildings on about 14 acres of vacant land on the north side of Route 34 west of the Orchard Way shopping center in unincorporated Kendall County.

The Route 34 PMC property is 1,470 feet in depth and 340 feet wide, Oswego Village Planner Jeff Lind said in a report to trustees. The site is considered “long and narrow,” he said.

The developer proposes to build three three-story buildings located closest to nearby commercial properties and five two-story buildings closest to the proposed Parksmith Run residential and commercial development.

The Parksmith Run development is proposed for a 107-acre site north of Route 34 and west of the Orchard Woods development along Orchard Road. Oswego trustees earlier this year requested the developer reduce the density of the proposed project.

The concept plan for the Route 34 PMC property includes a clubhouse with a pool and a half-acre area of open space.

The Oswego Planning and Zoning Commission reviewed the concept plans for the proposed project in July. Commissioners had concerns with a proposed connection to Parksmith Run and the flow of traffic, village officials said.

The advisory group voted 9-0 to recommend approval of the concept plan but with reduced density and additional parking options.

The site would have to be annexed into Oswego and rezoned for the proposed development.
