The Tinley Park Village Board voted Wednesday to move ahead with the development of a Gas N Wash gas station at 191st Street and Harlem Avenue.

The board unanimously approved two resolutions advancing the development.

There are three Gas N Wash stations in Tinley Park, according to a report from the Plan Commission, including one at the corner of Harlem Avenue about half a mile south of 191st Street. The proposed development at the southwest corner of the intersection would be the fourth.

The new gas station would have 18 fueling stations, a car wash and a 10,049-square-foot convenience store space, according to the report.

The gas station would be part of the Brookside Creek Retail Center development, directly south of the existing Brookside Marketplace, which hosts retailers Target and Best Buy.

Some neighbors objected in December to both the gas station and a planned McDonald’s, expressing particular concerns about the lights and noise that would be generated by 24-hour businesses.

The Plan Commission report said while, due to the nature of the development, the gas station would be brightly lit, the convenience store building and a heavily landscaped area to the west would block the impact of light for neighbors.

Storm cleanup

Village officials also urged patience regarding the progress of cleanup from last week’s storm, which saw tornadoes confirmed in Homewood, Orland Park and Lansing.

Tinley Park saw hail and damage including the collapse of the new I-80 Sports Dome.

“They are still working to get the trees that had blown over,” said Trustee Michael Mueller. “We’re still sending crews out every single day to get that stuff all cleaned up.”

Mueller said about 400 households reported fallen trees and branches.

“People pull me aside every couple minutes and ask me about it,” Mueller said. “We’re still working. Be patient. We’ll get through the whole neighborhood.”

Class 8

The Village Board voted unanimously to apply to recertify the Class 8 tax status for the Duvan Industrial Park, an area centered on Duvan Drive and bounded by Harlem Avenue to the east, Metra Rock Island railroad to the south and 175th Street to the north.

A Cook County Class 8 tax classification is intended to encourage industrial and commercial development by offering reduced property assessment rates.

Under the classification, the industrial and commercial assessment rate of 25% of estimated market value is reduced to 10%, the same as residential properties, according to the village.

Duvan Industrial Park was first certified for Class 8 status in 2008, according to Carolyn Mitera, the village’s marketing and economic development specialist. The status needs to be renewed every five years.

Duvan Industrial Park is the only industrial area in Tinley Park that lies within Cook County, Mitera said, and the Class 8 status is necessary to allow it to remain competitive against similar districts in Will County.
