The Oswego Village Board unanimously approved an ordinance recently granting a modification to a site plan to accommodate a HomeGoods store at Prairie Market East retail center in the village.
Prairie Market 24 LP proposes to build a 25,000-square-foot building for the retailer within a 9-acre commercial site along Route 34 at Fifth Street at the shopping center.
The store would be located between two major tenants, Aldi and PetSmart. The site the HomeGoods is set to be built on is presently vacant.
The recently approved building footprint for the property is 16,944 square feet, making the commercial building 8,056 square feet larger than originally approved.
“That is a huge vote of confidence in Oswego,” Oswego Village President Ryan Kauffman said.
A major planned unit development amendment is required for any increase in the gross floor area of a development by 5% or more. The planned HomeGoods building is approximately 38% larger than originally proposed, Oswego Village Planner Jeff Lind said in a report to trustees.
The property line for the site backs up to the Steeplechase at Churchill Club subdivision. While the depth of the space for the HomeGoods development is increasing, the building will be no closer to the neighboring residential development than any other tenants in Prairie Market East, Lind said.
The petitioner was also granted approval for a larger wall sign with letters that exceed 45 inches in height at the site.
