The Oswego Village Board has granted a developer’s request to rezone nearly 10 acres for a 45-unit townhome project near the northeast intersection of Lewis Street and Orchard Road.
Redwood USA is proposing to develop the third phase of the project with groups of townhomes that will connect to the first two phases of the project currently under construction.
The property is designated as high density residential in the village’s 2015 Comprehensive Plan, village officials said. The townhomes would be built in groups of four-unit, five-unit and six-unit buildings throughout the property. Each unit will feature two bedrooms, two-car garages and a screened porch, according to village documents.
Some 6.38-acres – or 65% of the project area – is designated for open space and will include parkway trees, buffer plantings and other landscaping, officials said.
The development received unanimous approval from the village’s Planning and Zoning Commission last year. Oswego Trustee Jennifer Jones Sinnot said she lives in the Gates Creek single-family subdivision that backs up to the project site.
Residents in her subdivision were interested in the development four years ago when plans for the first two phases came before village officials and they have maintained the communication about the project through the Homeowners Association, Jones Sinnott told trustees.
“We have had a fantastic working arrangement with Redwood properties,” she said. “We actually back up to the property on our west border and we share the original Gates Creek which runs to the Fox River.”
The trustee said residents have expressed their concerns to the developer about the natural areas around the project site.
“(The developer) has graciously stepped up and shared information with our 276 homeowners. There were a lot of changes when trees started to come down and on the other side they have retained a path that is a utility easement that runs along Mill Street,” she said. “I have encouraged other homeowner associations in Oswego to communicate and work with your partners that you share property with. This is a project that has been positive overall because of the communication and level of respect.”

She said the proposed townhomes will appeal to a variety of age groups.
“There are younger people in our subdivision actually looking forward to having a place where they can move their mother and father into and it will be close,” Jones Sinnott said.
