Opponents of a proposed 85-acre warehouse development on Randall Road are urging residents to attend a special Sept. 13 meeting of the Carpentersville Planning and Zoning Commission and Village Board where the concept plan will be presented.
A group promoting the message “No Diesels in Dundee” via a DieselKills.com website wants residents to turn out en masse to oppose the project, saying there are already too many warehouse developments serviced by diesel trucks that drop off and pick up goods being stored on Randall Road.

“No Trucking Way! No Distribution Centers in Dundee or Carpentersville Neighborhoods!!” reads a message on the site, which provides the details for the development plan and provides residents with contact information for board members and village officials. They are also distributing yard signs.
The project is proposed for the intersection of Randall and Binnie roads in unincorporated Dundee Township, across from Randall Oaks Park. US Capital is seeking annexation into Carpentersville after having had their project rejected by the village of West Dundee.

Benjamin Mason, Carpentersville’s community development director, said what’s being proposed is like the warehouses and industrial parks already located on Randall Road. It would be similar to the project already under construction on Randall Road in Algonquin, he said.
More specific information will be posted online once the meeting agenda is finalized, he said. The meeting is scheduled for 6 p.m. at the Carpentersville Public Works building at 1075 Tamarac Drive.
“There will be no vote at that meeting,” Mason said. “It’s simply informational. This is the first step in our village’s process for review of a project like this.”
The opposition organizers do not identify themselves on the website but say their fight is to save the “last green frontier in Dundee Township, our last vestiges of Open Space and critical stormwater retention. … Is a giant Diesel Distribution Warehouse Center the best use for this land?”
They raise concerns about the air pollution produced by diesel trucks, the potential for oil and other contaminants going into the water system, the noise and road damage generated by trucks using local roads or idling during deliveries and pickups, and added road congestion.
In addition to being able to speak at the meeting, residents will also have the ability to submit comments in support or opposition to the proposal, Mason said.
The village of West Dundee was asked twice in 2021 to consider the project now proposed for Carpentersville, but it was rejected, according to a social media message posted by West Dundee Village President Chris Nelson.
In his post, Nelson said they were given “confusing and contradictory” information, which prompted the board to turn it down.
“The landowners and the project developer, US Capital, then took the project concept to Carpentersville,” he said. “The village of West Dundee is not considering a truck depot project.
