The Aurora City Council is set to vote Tuesday night on a 102-unit multi-family residential development on a far West Side site that has sat vacant for more than 50 years.

The Mews at Orchard Lake subdivision would include 15 buildings with garages to the rear, and three buildings with garages to the front, on eight acres at Constitution and Independence drives.

Aldermen have to approve a rezoning for the property, as well as a preliminary plan. Both are on the consent agenda for Tuesday’s regular City Council meeting, which means they are likely to pass.

The property is surrounded by commercial and residential development, and has been vacant for decades.

It has had failed attempts at development through the years, and was originally zoned for development in 1968. It had zoning changes of some type in 1980 and 2005.

This development is proposed by GDS Development, LLC, and would have units ranging in size from 1,340 square feet to 1,740 square feet, with a mixture of units with two and three bedrooms.

The units with garages in front feature two-car garages and driveways that come off Independence Drive. The rears of those homes feature a patio and balcony with views of the lake behind.

The units with garages in the rear would have two curb cuts off Independence Drive, and five curb cuts off Nelson Lane, which runs between the development property and the commercial property that faces onto Galena Boulevard.

Those units would have a two-car garage off interior drives, with one off-street parking space for each unit.

Overall, the site would contain 96 off-street parking spaces, and 16 additional on-street spaces on the north side of Nelson Lane.

The development is planned to have a swimming pool with a patio and a clubhouse, which would feature an office, exercise room, business center and recreation room.

There would be a small, private passive recreational park area in the center of the development.
