Vernon Hills trustees gave a preliminary go-ahead for construction of a warehouse at their Feb. 1 meeting, pending further review.
The proposed plan calls for a 51,500-square-foot development built on more than five acres off Lakeview Parkway, officials said. The building will have two tenants and used for light industrial businesses, according to Jim Woldenberg, who is with the project.
The building will be about 32-feet tall, but will be one story. It will include eight loading docks, positioned at the back of the building. Based on village parking requirements, the building would need to have 129 spaces, but officials with the project are requesting just 86 spaces.
Officials with the village also said they believe there will be adequate parking, per the early plans.
Trustee David Oppenheim asked about issues with traffic, noting the location is across the street from Vernon Hills High School, which he said is difficult to drive out of. Woldenberg said he expects anywhere from 25 to 45 cars in the parking lot at one time, but noted with the changing climate of business and more people working from home, he doesn’t expect a problem.
“Staff doesn’t see any issues with this proposal as it’s presented,” Mike Atkinson, director of community development for the village, said at the meeting.

The plans now go to the Planning and Zoning Commission for a public hearing. Afterward, the project will come back to the Committee of the Whole before going in front of the Village Board for a final vote.
“It looks like a very reasonable concept,” Trustee Thomas Koch said at the meeting.
