Restaurant chain First Watch and two medical offices will be the tenants of an under-construction building at the Shops on Naper development near East Ogden Avenue and North Naper Boulevard.

The 10,093-square-foot building — next to Naperville’s yet-to-open second Amazon Fresh grocery store — will be ready next year, with the tenants opening in the summer, said Ryan Menard, vice president of development for the developers Thompson Thrift Retail Group.

A spokeswoman for the breakfast/lunch/brunch chain First Watch confirmed in an email they plan to open a 4,600-square-foot location at Shops on Naper, 1355 E. Ogden Ave. Florida-based First Watch has more than 400 locations in 29 states but only opened its first Illinois restaurants in 2021 in Kildeer and Oak Brook.

First Watch is known for traditional breakfast/brunch/lunch items as well as specialties like quinoa power bowls, avocado toast and the Chickichanga. First Watch has also introduced cocktails to its menu as it ventured into selling and serving alcohol in 2020.

The other two tenants will be American Family Care (AFC) Urgent Care and Pinky Promise Pediatric Dentistry, Menard said. According to City of Naperville documents, the dentist and urgent care offices will be 2,428 and 3,035 square feet in size, respectively.

At Wednesday’s Naperville Planning and Zoning Commission meeting, commissioners moved forward a request for a zone variance to reduce the number of parking spaces for the property from 73 to 68, paving the way for the three businesses to open at Shops on Naper.

Naperville Community Planner Gabrielle Mattingly said petitioners submitted a parking study supporting their zoning variance request. The peak hours of operation for each of the three tenants would occur mostly at alternating times, with only a three-hour overlap Mondays through Fridays. The parking study revealed that even during peak hours, the parking lot would reach at most 90% capacity.

“Thank you very much again, appreciate it and welcome. We’re really excited about that development,” Commission Chair Bruce Hanson said.

The 4.2-acre East Ogden Avenue development sits on the former Fair Oaks Ford dealership property, which Thompson Thrift purchased for $19 million.
