A new Starbucks is expected to open in Franklin Park next summer.

Scott Goldman, the managing principal and co-founder of Baum Revision Group LLC, a Chicago-based private real estate investment firm, was at an Oct. 17 trustee meeting. He and his partners successfully petitioned the village for a drive-thru provision for a new Starbucks at 2800 Mannheim Road.

“We develop all types of investments in retail, office, mix-use and residential, primarily in urban markets or in heavily trafficked corners, like the one we’re talking about here,” Goldman said.

The new Starbucks will be in the location of a former BP gas station on a 26,022-square-foot property that was remediated by the current owner in 2009, according to John Schneider, Franklin Park’s director of community development.

“From an access standpoint, we have great access through Mannheim Road to the north along with access points on Grand Avenue through the former shopping center redevelopment in the area,” Goldman said. “The building will be a mixture of brick and composite materials consistent with other Starbucks.”

Baum Revision Group’s website includes a listing for the “the development of a free-standing retail building [at Grand Avenue and Mannheim Road] that is expected to be completed by August 2017” on its online portfolio. Goldman said his investment group closed on the property for the Starbucks in October for an undisclosed sum and expects to break ground on the project in the next few weeks.

Adjacent to the property’s west side is a CVS Pharmacy and Sonic Drive-In. To the north, there is a Chase Bank branch. Across the street to the south of the property is Enger School.

“In working with [Goldman], we came up with our idea on how the shopping center should look,” Schneider said. “In the original documents, there wasn’t the ability for the cars to cross from one property to another, which is really important but wasn’t an easy thing to do. It was a lot of negotiations to get something that really works well.”
