To market, to market … The hottest part of the local market is in Oak Park single-family homes between $350,000 and $450,000, reports John Lawrence, broker/owner of the Oak Park-based Weichert Realtors — Nickel Group. They’re selling in about half the time as the rest of the market (approximately 50 days on market, compared to 100 for all Oak Park detached homes). It also has the highest number of sales in the last four months of any price point in the village — they account for almost 24 percent of the homes sold, Lawrence said.
Additionally, the lower-priced condos (under $200K) in Oak Park have been moving well, clearing out the inventory, Lawrence said.
“Overall, the inventory is still very low; buyers in some price points are getting frustrated with the lack of choices,” Lawrence said. “It’s different than 2005-06, where people would buy just about anything. Now buyers are being choosy, and if they don’t see what they want, they will wait.”

Good homes that are priced right will go quickly, but buyers aren’t just buying anything, Lawrence said.
