The Naperville City Council this week approved plans for a four-story building downtown that will house condominiums, offices and retail shops.

Developer Ashton Builders proposed the building on about a half-acre at the southeast corner of Main Street and Benton Avenue. It will include 52,427 square feet of retail, office and residential space. The site now has three single-family homes and an office building that will be demolished.

The building will be 75 feet tall.

The council is requiring the developer to provide a 10-foot easement along the south property line and a cross-access easement between the building and the adjacent Van Buren parking deck. The council also directed city staff to negotiate a fee in lieu of parking space. The city’s current formula would require the developer to pay about $46,000.

Councilman Doug Krause raised concerns about parking, suggesting that the developer provide its own parking.

The city is about to begin work on a parking deck at the Nichols Library and plans to rebuild the parking deck off Chicago Avenue.

Other council members approved of the building’s design and size.

“This building I think, is a very nice building,” said Councilman Richard Furstenau, adding that the developer has not asked for variances.

The building will include six condominium units on the second, third and fourth floors, and 12 parking spaces. A pedestrian arcade is proposed along the south property line, adjacent to the Van Buren surface parking lot.
