A plan to build a 150,000-square-foot store, complete with a garden center, in the Hickory Creek Market Place at La Grange and St. Francis Roads won Village Board approval Tuesday. Work on the site is expected to begin this fall, according to Village Administrator Jerry Ducay.
The second phase of the Dominick’s-anchored retail center also includes a Staples office supply store and three outlots to be developed in the future. Those proposals must go through a separate village approval process, Ducay said.
The home improvement retailer originally sought to build in Mokena at the southwest corner of U.S. Highway 30 and Wolf Road, but village officials there voted down that proposal. A second plan was dropped when financial negotiations between Home Depot and the landowners faltered.
Still, Home Depot searched for a suitable agreement. They found one in Frankfort.
“We’ve been interested in seeing them come to Frankfort for quite some time,” Ducay said. “All along we favored [the St. Francis Road site].”
Residents to the east along St. Francis will be shielded from the retail area by a fence and a berm. The village will pay as much as $50,000 toward that cost, Ducay said.
The store is expected to generate about $400,000 a year in sales tax revenue, he added.
