The village and developers of Main Place at Orland Park have yet to come to an agreement on 20 conditions the board placed on the development when the proposal was approved in June.
The agreement, a binding document between the village and the developer, Davis Street Land Co. of Evanston and Opus North Corp. of Rosemont, was to come to the Village Board for approval within 90 days.
At the meeting late last month, however, Village Atty. Kenneth Friker told the Village Board that although the parties are 90 percent in agreement on the conditions, a draft would not be ready for approval until the second meeting in October.
The 20 conditions include final details on the amount the developers will pay for improvements to the La Grange Road and 143rd Street intersection. It will also detail the village’s share of the road construction cost. La Grange is a state-owned road and the Illinois Department of Transportation must also give its approval on any improvements made to the road.
Friker said the issues holding up the agreement include rights-of-way and IDOT approval.
“I don’t see at this time there will be any difficulties,” Friker said.
The 460,000-square-foot shopping center will be on the northeast corner of La Grange and 143rd, on 66 acres.
The proposal calls for 30 retailers, including a 120,000-square-foot Von Maur department store, which the developers intend to use as an anchor, and a 12-screen movie theater.
The development will include another retail anchor, restaurants, five free-standing buildings housing restaurants or financial institutions, and 35,000 square feet of office space above the retail center.
