Zoning regulations specifying minimum home sizes and building materials in Mokena will be tightened, trustees agreed recently.
Minimum sizes for two-story and ranch homes and for townhouses will come out slightly larger under a new system that measures the gross floor space instead of just the interior, said Alan Zordan, community development director.
The minimum home sizes will be set according to housing type and lot size, Zordan said.
Most homes in Mokena are already at or above the newly proposed minimum sizes, he said.
Also proposed is a requirement that builders use 90 percent brick for constructing the first floor of a residence, except in the older downtown area, where home construction is primarily frame.
“You might get more of an architecturally interesting design” by making an exception in downtown Mokena, Trustee Joe Werner said.
A public hearing will be held later this month to discuss the proposed zoning code changes.
