The developer of University Place in Hoffman Estates has changed his mind and now wants to build more homes for aging Baby Boomers than standard town homes for all ages.

In a courtesy review before the village’s Plan Commission on Wednesday, Dennis Cortesi, president of Shoe Factory Road LLC, proposed replacing the 280 town homes that the village originally approved for zoning with 250 ranch-style villas and single-family homes geared toward people 55 and older.

The 48-acre parcel involved is north of Shoe Factory Road, just west of the Commonwealth Edison substation. The villas are three-unit buildings on one level.

But village officials expressed concerns about developers’ plans for a metal fence around the community.

Carl Adrianopoli, chairman of the Plan Commission, noted that the village has a low incidence of home burglaries and said he was concerned about police and fire access to the area.

“This would be setting a precedent for better or for worse,” Adrianopoli said of the fence plan.

“A gated and fenced community is very important to us,” Cortesi said.

The proposed changes would have to be approved by the village.

Shoe Factory Road LLC has teamed with Ryland Homes in hopes of capitalizing on the growing market of homes geared toward aging adults. The proposed Haverford Place project would feature a 7,000- to 8,000-square-foot clubhouse, at least double the size originally proposed.

The Plan Commission will set a public hearing on the proposal.
