All of the one-, two- or three-bedroom units will have outdoor space, either a deck or a terrace.
Twelve penthouses, priced from $149,900, also are available.
The loft-like condos at Michigan Avenue Garden Terraces will have exposed concrete ceilings, exposed beams, floor-to-ceiling windows and track lighting.
The six-story courtyard building, designed by Brininstool & Lynch, features a central landscaped area facing Michigan Avenue. Because of its U-shape, it has an increased number of corner units.
Construction is scheduled to begin in June on the structure, which will have a monitored security system, 90 indoor parking spaces (priced at $12,900) on the first level and 2,000 square feet of commercial space.
A temporary sales center is on the site, but a furnished one-bedroom model is scheduled to open this summer.
In addition to the courtyard garden, landscaping is planned on the second floor and rooftop terraces.
