Chicago has its own Capitol Hill. But housing–not government–is the key activity here.
Located at 625 W. Jackson Blvd., Capitol Hill is the conversion of an eight-story warehouse into 91 loft condominiums by Chicago Urban Properties, a division of Sundance Homes.
Named Capitol Hill because it is located in an area with presidential street names–Jackson, Adams, Monroe, Van Buren, etc.–it offers one-, two- and three-bedroom units priced from about $116,000 to $285,000.
They will be built in a 142,000-square-foot warehouse that dates from the 1920s. Gutting the brick, steel-framed structure will begin soon, with first move-ins expected next summer, according to John Tilkemeier, executive vice president of Sundance Homes.
Two models are scheduled to open later this month or in early September.
Panoramic views of the downtown skyline will be available from units on the upper floors, said Tilkemeier.
Prices start at $116,000 for one-bedroom units, $169,000 for two-bedrooms and $285,000 for three-bedrooms. Living area ranges from 745 to 1,990 square feet. A sales center is open in the buildiing.
All the lofts will feature wood ceilings, exposed ductwork, balconies, fireplaces, hardwood floors, kitchens with appliances and track lighting, and baths with separate tubs and showers.
Eleven-foot ceilings will be on floors two through eight, while the penthouses will have 13-foot ceilings.
Parking spaces in the building will cost an additional $20,000.

Tilkemeier said it is hoped that the 8,000-square-foot retail space on the first floor will be leased to stores that will serve the needs of the residents.
