A mostly vacant urban renewal site from the 1960s finally will be “renewed.”

Verona Square, a new residential project with a mix of 117 single-family rowhouses, two-flats, townhouses and three-unit condominiums, is planned for Chicago’s Near West Side.

A joint venture of New West Associates and the Thrush Companies, it will be built just south of the Taylor Street restaurant row in an historic neighborhood known as “Little Italy,” an area also known as University Village.

Preconstruction prices for the two-bedroom, 1,300-square-foot condominiums range from $148,900 to $166,900, including a one-car garage.

The 1,700-square-foot, two- to three-bedroom townhouses are $219,900, including a one-car garage.

The three-level two-flats have a 1,660-square-foot upper level and a 1,125-square-foot garden apartment below, a space that can be rented. Priced at $382,900, the two-flat also has a two-car detached garage.

The Victorian-style rowhouses offer 2,400 to 2,700 square feet and four to five bedrooms. They are priced from $344,900 to $379,900, including a two-car detached garage.

Construction is scheduled to start by the end of this month, with first occupancies in January or February of next year, according to Ted Mazola, a partner in New West Associates.

Verona Square will run nearly two blocks along both sides of Fillmore Avenue between Laflin and Throop Streets. “Of 100 vacant lots, we’ll build on 55 of them,” Mazola said, adding that about two-thirds of the homes will be on former urban renewal land.
