Yesteryear’s rural look will be recalled at a new housing development in Long Grove.
The northwest suburb, already known for its quaint downtown and sprawling homes on one-acre lots or larger, has approved a unique land plan for Insignia Green, an 87-home subdivision on 45 acres of rolling, wooded terrain.
Village officials approved smaller lots–a quarter- to a half-acre, and some even smaller–in return for 70 percent of the site remaining as open space, including four small ponds, a sports area and a village green with a gazebo.
Prices at Insignia Green range from $319,990 to $454,990 for single-family homes with 2,112 to 4,200 square feet. Homes on five smaller lots start at $259,990. Most of Long Grove’s existing residences are in the $500,000-plus range.
The entrance to Insignia Green will be marked by a 3,600-square-foot model resembling an old farmhouse with a wraparound porch, another residence in the shape of a barn and silo, plus a smaller house.
The model is scheduled to open in early fall, according to Bill Rotolo, president of Insignia Homes, the developer.
The other new homes are available in 10 exterior elevations, with Colonial, Federal and Farm-style as standard. At extra cost are such fronts as French Country, Tudor, Victorian and Prairie.
Sixteen floor plans are offered, creating a total of 320 different homes at the semi-custom development. Many lots will allow English or walkout basements. First deliveries are expected this fall.
Insignia Green is on the east side of Midlothian Road, a mile south of Illinois Highway 83.
