The sprucing up of Chicago’s Near West Side continues with another residential development. The first phase of Madison Manor includes a new five-story, 18-unit building at 936 W. Madison St.
The condominiums are priced from $164,900 to $284,900 for the one- and two-bedroom residences with 1,133 to 1,507 square feet. They have 1 1/2 to two baths. Monthly assessments are $115.98 to $177.22.
The brick building has been topped out, though the three penthouses are still under construction. First occupancies are scheduled for August, according to Tom Riggs, a broker with the Habitat Co., which is marketing the project. The developers are Robert T. Berry and Enrico F. Plati of BP Developments Inc.
The lobby, two stores and a parking garage will take up most of the first floor. Parking costs $14,500 extra per space.

Madison Manor is being built on land that formerly was a parking lot at the northwest corner of Madison and Sangamon Streets.
Phase 2, which will include another 18 units, will start this summer, according to Riggs. A taller building is planned for Phase 3.
Every unit will have a balcony or a deck. Designed to have a loft-like feel, each will feature an open floor plan, 11-foot concrete ceilings, hardwood flooring, seven-foot windows, exposed ducts and track lighting. Gas fireplaces with wood mantel and granite or marble tile hearth also will be included.
Many of the units in the elevator building will have views of the Loop.
