Village Board members voted Tuesday night to grant preliminary approval to a variance for three lots included in a seven-lot subdivision.
Lots in the development at 172nd Street and 68th Court, next to the Cobblestone Creek subdivision, meet zoning requirements, but the developer wants to decrease three parcels to 50 feet wide from 60 to be consistent with the pattern on the street.
Builder John Gallagher also has agreed to install an oversize 36-inch sewer drain 200 feet beyond his property line, and the village will continue the storm sewer along 68th Court to 173rd Place to ease flooding and drainage problems.
A berm will signal the end of 68th Court several hundred feet south of 172nd Street but allow for the road to be completed, should that property be acquired in the future.
Plans for the subdivision originally drew criticism from neighbors, but the criticism abated when the village announced its flood-relief measures. The zoning board previously recommended approval of the lot size variances.
