Privacy will be prime at Fieldstone.

The new townhouse development in northwest suburban Elgin will be bounded by a 100-foot heavily landscaped buffer.

The land plan for the 53-acre project by U.S. Shelter Group calls for 23.5 acres of open space, much of it in the buffer, which will include nearly two miles of walking paths. Additionally, a 2.5-acre park will be at the center of the property.

The 333 multifamily residences will be divided into three product lines. The two-bedroom units will range in price from $104,990 to $163,990 and in size from 1,065 to 1,796 square feet.

Site work is in progress, and seven models are expected to open in late September, according to Jack Sorenson, president of U.S. Shelter. First occupancies will take place in October, he said.

An on-site sales trailer is equipped with computers that show the exterior elevations of the buildings as well as interiors of the different models.

Four floor plans are available in the Courtyard series, priced from $104,990 to $127,990. The Townhomes, priced from $124,990 to $127,990, come in ranch and two-story plans. The three Villa designs–two ranches and a tri-level–go from $138,990 to $163,990, including basements.

All units will feature nine-foot ceilings on the first floor. In addition, some designs will have volume ceilings. Two-car garages will be standard.

Each building at Fieldstone will have from three to six units.

The former farm site had been zoned for commercial use, but U.S. Shelter had it rezoned for residences. Located on the eastern edge of Elgin, it is on Illinois Highway 19 just west of Illinois Highway 59.
