Water views add a special allure to residential developments.

With that in mind, Sho-Deen Inc. is planning to take full advantage of the location of its newest project. Called River North, it will be built on seven acres overlooking the Fox River in west suburban Geneva. It formerly was the site of a 19th Century factory.

The majority of the 110 condominiums in three buildings will have river views.

The one- and two-bedroom residences will range in price from the $180,000s to the $450,000s and in size from 1,301 to 2,465 square feet. Units will have two to three baths. Other features will include balconies and underground parking.

Ten floor plans will be offered by the joint design effort of Chicago architects Nagle, Hartray, Danker, Kagan & McKay (exteriors), and Pappageorge Haymes Ltd. (interiors).

Foundations are scheduled to be dug this winter, with first occupancies to follow in the fall.

Initially, sales will be conducted from an off-site center located just south of the property in Sho-Deen’s Geneva on the Dam office/retail center.
