The developers of a new condominium building to be erected on the original site of Ogden School are hoping to receive high marks from buyers.
Construction of the 17-story 21 West Chestnut Condominiums on Chicago’s Gold Coast is scheduled to begin in December, with first move-ins projected for early in 1999.
A joint venture of the Magellan Development Group Inc. and Richard Hoffman Corp., the project will offer 126 residences ranging from $145,000 to $423,000.
The site–now a parking lot on Chestnut Street between State and Dearborn Streets–was purchased from the Chicago Board of Education in late April.
Project architect David Lencioni of Chicago-based Loewenberg & Associates said the structure was designed to fit into the context of the neighborhood, which is characterized by traditional brownstone and graystone structures.
A 15-story tower will be set back from the four-story brick-and-limestone base (housing a parking garage), providing room for a landscaped deck.
The residences, ranging from 587 to 1,870 square feet, will be in studio, one-, two- and three-bedroom configurations. Each unit will have a balcony, 8 2/3-foot ceilings, walk-in closets and space for a washer and dryer. Fireplaces are options.
The bedrooms in the two-bedroom units will be positioned at opposite ends of the home, according to Andrew Warner, sales and marketing director for Magellan.

Views from the building will include the downtown skyline to the south, and cityscape panoramas in other directions. It will have a 24-hour lobby attendant, fitness center, community room and optional covered parking.
A sales center already has opened at 875 N. Dearborn St.
