Location, location, location. Stonegate has all three. The new subdivision in north suburban Northbrook is just around the corner from the Tri-State Tollway and Willow Road, a major east-west artery.

Bulldozers are shaping the 58-acre site for 126 single-family residences. The developer, Red Seal Homes of Northbrook, will build 84 homes. Preconstruction pricing is from $389,900 to $489,900. The two-, three- or four-bedroom homes offer from 2,094 to 3,462 square feet of living area.

Three models are set to open this fall. The eight designs include one ranch and seven two-story homes. Each plan will offer four different exterior elevations. Standard features will include sodded lots, patios, attached two- or three-car garages and partial basements.

In addition, two custom builders, Samuels Homes and A. Ferris & Co., will build on 28 lots.

Recently annexed to Northbrook, the L-shaped property was purchased from Allstate Insurance Co. The land plan calls for 10.5 acres along the tollway to be set aside for a school and park. These develoments, plus a six-acre pond, will act as a buffer between the highway and residences. Along Willow Road, berms and fencing will be the buffer. Two other ponds will add a decorative touch at the entrance on Landwehr Road.
