The architectural firm that proposed 96 condominium units on a downtown parcel was recently directed to re-examine its plans in order to address numerous concerns raised by village officials and by residents who would be living next to the development.

The decision by members of the Planning, Building and Zoning Committee came after nearly 30 residents voiced objections and concerns about the proposed project, which would be built on the former Hines Lumber site near Palatine Road and Hale Street. About 100 residents attended the meeting.

The development, proposed by Neri Architects of Park Ridge, calls for two six-story buildings on 3.2 acres, with 48 units in each tower. Each building would contain five floors of condominium units and two floors of garage parking. One floor of parking would be underground. The development would be within walking distance of the Metra station.

“We feel it’s a natural site for this type of development,” said Guido Neri, one of the owners.

Although residents said they were not against growth in the village, they did express concerns regarding the number of units proposed on the site, potential traffic problems, access to development, height of the buildings, and its compatibility to the surrounding neighborhood.

Sharon Afforde, a resident who represents numerous residents from the surrounding neighborhood, said she has a petition signed by more than 500 residents against the project.

She said the size of the site would be more conducive to 54 units.

Some residents also expressed concern about the lack of a playground for potential residents, and even suggested that the entire parcel be turned into a park.

Neri Architects is expected to unveil revised plans of its proposed development at a future trustees’ meeting.
