Auburn Meadows, which is being built next to a nature preserve in north suburban Lindenhurst, has posted sales of 20 percent.

Auburn Meadows, a project of Northbrook-based Brandess Homes, is planned for 88 single-family homes. The four designs offered are priced from $149,900 to $186,900. Three models are open.

The floor plans range in size from 1,573 to 1,954 square feet and include three or four bedrooms, 2 1/2 baths and two-car garages. Options include three-car garages and walkout basements on sites with rolling terrain.

Brandess is offering incentives that translate to savings of as much as $12,000, according to Janet Rich Brandess, president. “Buyers may select from a financing package offering a 2.5 point buydown with no lender fees, or they may opt for $6,000 in options,” she said. “Or, they may choose to add a fourth bedroom or loft at no charge in addition to the other incentives.”

– A third of the sites in Phase 1 at Spring Acres Hills in the northwest suburban Carpentersville area have been sold.

Spring Acres Hills, which will include a total of 232 custom and semicustom homes when complete, is in a secluded area on the west side of the Fox River. The community is being developed by Vermont Homes, which will build custom homes along with other participating builders.

The development will have six phases. Lots are approximately two-thirds of an acre and are priced from $65,000.

The houses, being built by Vermont Homes, are priced from $275,000, including the site. The custom homes range from 2,300 to 4,200 square feet with four bedrooms, 2 1/2 to 3 1/2 baths, two-story foyers and three-car garages. Many lots can accommodate walkout or English basements.

Spring Acres Hills is part of the 380-acre Parsons family farm. An eight-acre private park/open space area will include a one-acre pond, two tennis courts, volleyball courts, a picnic area and playground. There is additional open space in the southwest corner of the property.

– Buyers at Woodcreek of Chesapeake Farms in north suburban Grayslake can move in by Christmas because a variety of houses are available for immediate occupancy.

Developed by Pulte Home Corp., the subdivision offers 200 homes. Fifty-one homes remain for sale, and current prices range from $177,990 to $196,990.

Four floor plans are offered, ranging from 1,872 to 2,265 square feet with three or four bedrooms, 2 1/2 baths and 9-foot first-floor ceilings.

Houses available immediately have fireplaces, ceramic or wood plank foyers and other upgrades, said David Branch, vice president of sales and marketing.

In addition, there are a variety of financing programs available through ICM Mortgage Corp., a Pulte Home Corp. mortgage subsidiary. Pulte will pay all closing costs, application fees and points for buyers.

Other neighborhoods at Chesapeake Farms include Teal Bay, which includes 201 single-family homes priced from $149,990, and the Preserves of Chesapeake Farms, which consists of 83 single-family homes priced from $234,990.

– Heritage Creek of Lincolnshire, a development planned for 80 townhouses and ranch-style villas, is half sold. Prices range from $179,990 to $319,990 for the five floor plans, which offer 1,445 to 2,470 square feet.

– Bristolwood, a single-family community in Bristol, Wis., has passed the 50 percent sales mark. To date 38 of the 68 houses planned have been sold at Bristolwood, a development by D.R. Horton Custom Homes.

The houses are priced from $136,900 to $174,900 and range from 1,534 to 2,419 square feet. Eight floor plans are available. The ranch and two-story designs offer three or four bedrooms.
